Why you need an EPC in Malta
An Energy Performance Certificate (EPC) rates a property's energy efficiency from A (most efficient) to G (least efficient). It isn't optional paperwork — Maltese law requires one at key points in a property's life.
Certificates must be issued by an assessor accredited by the Building and Construction Authority (BCA), the body responsible for regulating EPC assessors in Malta. Your assessment is carried out by a warranted engineer registered in Malta, so you can be confident it's done to the required professional and legal standard.
It's a legal requirement
Malta's Minimum Requirements on the Energy Performance of Buildings Regulations (transposing EU Directive 2010/31/EU) make an EPC compulsory when a property is sold, rented out, or newly constructed.
Needed to complete a sale
Notaries generally require a valid EPC before they can publish the final deed of sale (konvenju/kuntratt), so missing one can delay or block a transaction.
Required to advertise & lease
Property listings and lease registrations with the Housing Authority must reference a valid EPC and its energy rating.
Valid for 10 years
Once issued, a certificate typically remains valid for 10 years, unless the building undergoes major renovation affecting its energy performance.
